S360 is a platform whose goal was to integrate strategic business processes into independent applications and integrate them. The underline goal was not only to create a platform but to achieve the effect of leapfrog and placing a construction company on the list of technology companies.

Intro

From the moment I get familiar with BIM methodology (2015), I have been enchanted by it. The idea of ​​parameterizing the design process is a solution that designers have dreaming for years.
To simplify things, so far architectural programs (CAD) have drawn lines that were only a graphic symbol of the wall. In the BIM framework, the same line transformed into a completed parameterized representation of the wall with all properties: thickness, structure, functions, etc.

Since I was working with a construction leader, I decided to use this analogy to show what benefits could be derived from using the same approach when designing new applications. This is how the idea of ​​the platform was born.

The premise of the platform was to create one center that stored all business logic, calculations, and integrated information downloaded from various applications connected to it. The platform plan included building a set of applications that were to perform various functions. This case study will focus on two of them two of the key ones. The other two EHS and DMS have been identified in the portfolio as separate projects, because their genesis is different, although they were to be part of the platform.

Running an investment process is a very complicated task to calculate. Besides the obvious data such as running costs, purchase costs, various types of taxes, etc., time is a key component. All of these variables make calculating the ROI is a time-consuming process.

With the visualization of the time factor, it can become a representation of the events of the investment process and time manipulation as well

BUILDING EDITOR

Building representation in the system allows for precise space management and illustrates the progress of the investment

SCENARIOS

The possibility of creating scenarios allows a real-time analysis of a larger number of investment variants. In the future, it was planned to use AI to search for the most optimal solutions.

CALCULATIONS

A key factor of the system is the ability to manipulate the calculations and manage the calculations that will contribute to the project portfolio.

Summary Platform + Revenue

S360 reached the MVP level and required further work and more complex user testing. Complete documentation was created, documentation specifying how to work on components and design guidelines. Thanks to the prepared library of design elements, it was possible to create new system elements efficient and also to modify the old ones.

The platform still required some work to reach the production level. However, due to the complex process of financial calculations - a key factor for the usefulness of the project was achieved.

High need to work with stakeholders (at the executive level) and residual access to end-users, was decided to suspend work on the platform. That leads to the decision to focus only on a part of a solution, that will deliver a quick win for the organization.

Leasing

Intro

In mid-2019, a decision was made to extract a Leasing app of the Revenue application. The purpose of the application was to create tools for leasing  negotiators. The key workflows and business needs were identified in 2016 when I was working on a mobile application presenting the company's global portfolio. A special feature of the Leasing application was an ability to create the so-called "tenant mixes".  In other words, it is a modeling of space and hence financial flow.

Summary Leasing

I strongly believed that we (as a team) will be able to put a construction company on the map of technology firms. As is the case with healthcare and other old industries.

Personally, as a trained architect, I am associated with the industry, and it was an additional motivator to fight for it. Unfortunately, the digital revolution met with the company's strategy, COVID-19, and other decisions that slowed down the pace of work. I regret that it was not possible to hand over most of the application to users so that they could experience the benefits of the platform environment. The goal was ambitious but within reach. However, not achieved fully. The experience and the lesson from building the platform are invaluable.
